As Property Manager you will:
Familiarising yourself with and carefully adhering to landlords' management requirements
Organising safety inspections and flagging up repairs, reporting back to landlords and arranging any necessary remedial work
Dealing promptly and courteously with communications from landlords and tenants
Responding quickly to a lack of security or essential services, as well as any potential dangers associated with a property
Processing end of tenancy reports, inventories and schedule of conditions, mid-term inspections and reporting, liaising with utility companies, letting offices and client accounts departments to ensure appropriate charges are made while keeping records up-to-date
You will be required to understand the vetting and screening procedures for new tenants and manage new tenancies AST, Periodic etc.
Management of tenants, handling complaints and emergency situations.
Handling check outs and negotiating the deposit return.
Ensuring that the property is ready for the next tenancy.
Dealing with evictions.
Find new landlords and keeping current Landlords up to date with regular communication
Providing property management advice within area of expertise to existing and potential clients. Building and maintaining strong relationships with landlords.
You will keep thorough records regarding your property portfolio. This will include property inspections, maintenance requests, complaints, repair records etc
Articulate in verbal and written communication with a good level of commonly used office based IT packages such as word, excel, outlook.
